Industrial Rental Property | Chesapeake

Client Profile

A private owner recently bought an industrial lot, hoping to rent it out. The purchase was an investment, and the owner went into it knowing work was needed before they could cash rent checks.

The Challenge

Before the new owner purchased the lot, the property had undergone 15 years of neglect. During that time, the property lost its curb appeal. It needed new sidewalks, dock bumpers, curb drains, dock signs, and address graphics. There were also potholes to fill in, sections in need of a new coat of paint, and the facility could use a good pressure washing.

Searching for a Contractor

The longer the property sat dormant, the longer the owners went without rent money. As a result, they wanted to collaborate with an efficient, communicative contractor who could finish the project ASAP. Carlton Building Services stood out as an obvious choice since our team is fast and our weekly project updates made it easy for the owner to have a pulse on the project. The updates allowed them to have a renter lined up to maximize income.

Many Moving Parts

This project consisted of many moving parts, including exterior work on the building and work on the sidewalks and potholes. Thanks to our team’s excellent project management and communication skills, we were able to coordinate the moving parts and deliver results on a faster timeline than most contractors could meet.

Maximum Curb Appeal

When working with a contractor on a property you intend to rent, it’s important to find one who won’t just do the necessary repairs, but add curb appeal so you can get the highest rental rate possible. Carlton Building Services understands this and actively looks for ways to increase curb appeal and rent.

Minimum Maintenance

Because the owner worked with Carlton Building Services, the project was well done, meaning the property would require minimal maintenance for years to come. Choosing the right contractor is an investment since a high-quality renovation cuts maintenance costs and unexpected construction projects.

After the work was complete, the owner had an industrial rental property with maximum curb appeal and minimal chances for emergency work or costly maintenance. They can rest easy, knowing the property’s exterior reflects the value they offer companies interested in renting the space.
